The one job you cannot come back and redo
Once the backfill is in and the driveway is poured over it, a failed tanking membrane means excavation. That is a very expensive morning, so we treat it to the same standard as a roof.
Most tanking failures come down to three things: a dirty or damp substrate the membrane never properly bonded to, unsealed junctions where the wall meets the footing, and damage from backfill going in against an unprotected membrane. We deal with each of them.
How we stage it with your builder
Tanking goes on after the block work is complete and cured, and before any backfill. We coordinate directly with your builder so that window is not missed.
We photograph the completed membrane before anything covers it and give you those photos. If a builder or an engineer wants to inspect before backfill, we schedule around that rather than rushing it.

When during the build should tanking happen?

Do you handle the drainage as well?
We install the drainage cell and protection board over the membrane. The drainage coil and its connection to stormwater is usually the drainlayer's scope, and we make sure the two details meet properly.
Can you tank an existing basement?
From outside, only by excavating. Where that is not practical there are internal systems that manage water rather than exclude it, and we will talk you through the trade-offs honestly.
