The stain is rarely under the hole
Water travels along the underside of a deck, follows a joist and appears somewhere else entirely. Finding the actual entry point is most of the job, and it is why guessing at a repair so often fails.
We inspect the membrane, substrate, falls and drainage, photograph everything we find, and trace the leak to where it is really getting in.
The four places flat roofs actually leak
Almost every leak we get called to is one of these four, and none of them are a hole in the middle of the roof.
- Upstands that were never taken high enough for the exposure
- Outlets that are blocked, undersized, or have no overflow
- Penetrations sealed with a rubber boot and silicone rather than a welded collar
- Seams that were glued instead of hot-air welded
Repair or replace, answered straight
If the membrane still has life in it and the failure is local, a welded repair is genuinely worth doing and we will quote it. That is a much smaller job than people expect.
If the membrane has hardened with age, we will say so, because a patch bonded to a brittle sheet fails at its edge within a season. We would rather do one proper job than three patches, and you would rather pay for one.

Can you find a leak from photos?
Sometimes we can narrow it down, and photos are a great start. But water travels, so we would rather come and look. The inspection is free.
Do you repair roofs you did not install?
Yes. A good portion of our repair work is on roofs installed by others, including systems we do not sell. If a repair is the right answer we will do it.
Do you do small repairs?
We do flat roof and membrane repairs across Auckland. For very small jobs a long way from Manurewa, travel makes it uneconomic and we'll tell you so upfront rather than overcharge you.
How often should a flat roof be checked?
Once a year, and ideally before winter. Clearing outlets and internal gutters is the single highest-value thing you can do for a flat roof.
