When coating works, and when it is a waste of money
Coating works on a roof whose substrate and structure are sound, where the surface has weathered but the system underneath has not failed. On that roof it is genuinely good value and buys real time.
It does not work on a roof that is already leaking, on a membrane that has hardened and cracked, or over trapped moisture. Spraying any of those seals the water in, the coating lifts within a year or two, and you have brought the replacement forward rather than pushing it back.
