Why TPO is the default on Auckland homes
The seams are hot-air welded rather than glued, which makes the join as strong as the sheet. Glued seams have a service life measured in years because the adhesive gives up long before the membrane does, and seam failure is the single most common reason we get called to a flat roof.
There is no open flame at any point during installation. Over an occupied building, or anywhere near timber framing, that removes a real risk and a lot of paperwork.
The light surface reflects heat instead of absorbing it, which matters on a roof directly above a living space, and TPO is UV stable so it does not go brittle the way older membranes did.
Where it works
Flat and low-pitch roofs, decks, balconies, parapets and internal gutters. Walk-on grades take artificial turf, tile or timber over the top, so a TPO deck can be a usable outdoor space rather than just a waterproof lid.
It suits new builds and extensions as readily as replacements, and because the sheet is light it does not add meaningful load to an existing structure.
The detailing is what makes it last
The membrane out in the open field rarely fails. Roofs leak at the junctions, so that is where the time goes: upstands taken high enough for the exposure, outlets sized to the catchment with an overflow, penetrations collared and welded rather than sealed, and parapet caps dressed in properly.
Because we are certified applicators, the manufacturer's system warranty applies on top of our own 10-year workmanship guarantee. Both are handed over in writing.

TPO Roofing questions
TPO or torch-on: which one and why?
TPO is a single-ply sheet with hot-air welded seams, no flame, UV stable and the go-to for most residential flat roofs and decks. Torch-on is a heavier bitumen system, better suited to some commercial and heavy-traffic applications. We install both and recommend based on your roof, not on what's easiest for us.
Can TPO be laid over an existing roof?
No. The existing membrane is stripped so the substrate can be inspected and repaired. Laying over traps moisture and voids the manufacturer's warranty.
Can I walk on it?
On a standard system, yes, for maintenance access. If the roof is going to be used as a deck we specify a walk-on grade and a protective finish over the top, so tell us at quoting stage.
What warranty do I get?
Two: the manufacturer's system warranty, which applies because we're certified applicators, and our 10-year workmanship guarantee. Both in writing at handover.
