Been told your roof is "butynol"?
Most Auckland flat roofs and decks built from the 1990s on were laid in butynol or a similar rubber membrane. It was the standard of its day and it did the job, but it has a service life of roughly 15 to 20 years.
Past that point the sheet hardens, the seams lift, and water gets into the framing underneath. Patching buys you a season. It does not fix a membrane that has run out of flexibility, because the next failure is usually a metre away from the last one.
Signs it's failing
Any one of these is worth a look. Two or more and you are usually past the point where patching is economic.
- Lifting or opening seams, often showing a dark line where dirt has worked in
- Surface cracking or crazing across the sheet
- Ponding water that is still sitting there two days after rain
- Ceiling stains in the rooms below, or in the garage
- Soft or spongy spots underfoot on a deck
What we do instead of patching
We strip the old membrane rather than laying over it. Old membrane traps moisture against the substrate and hides rot, and no manufacturer will warrant a system installed over one.
Once it is off we can see what we are actually dealing with. Any soft or rotten substrate is replaced, falls are corrected with tapered packers where water has been ponding, and then the new welded membrane goes down with every upstand, outlet and penetration detailed properly.

Butynol Replacement questions
I've been told I have a butynol roof. Does it have to be replaced?
If it's under about 15 years old and the seams are sound, a repair can be worthwhile. Past that, patches fail within a season or two because the membrane itself has lost flexibility. Send us photos and we'll give you an honest call. We'd rather do one proper job than three patches.
Can you lay the new membrane over the old one?
No, and be wary of anyone who offers to. Old membrane traps moisture against the substrate and hides rot. We strip it, inspect and repair the deck, then install new. It's the only way the warranty holds.
Is this going to turn into a reclad?
Not without you knowing first. Substrate inspection is part of every job. If we find rot, we stop, show you photos and price the repair before going further. No surprises on the invoice.
What warranty do I get?
Two: the manufacturer's system warranty, which applies because we're certified applicators, and our 10-year workmanship guarantee. Both in writing at handover.
How long is my house exposed?
We only strip what we can re-lay the same day. Most residential membrane jobs take two to four days, and the roof is watertight every night.
